1. Highland Row Developer Approved for $11M Permit -

The developer of the mixed-use Highland Row project won approval for an $11 million building permit from the city-county Office of Construction Code Enforcement.

Highland Row LLC, an Indianapolis-based Milhaus Ventures affiliate, received the permit to construct a four-story, wood-framed building at 395 S. Highland St. The permit lists Milhaus Construction LLC as the general contractor.

The Shopping Center Group LLC is moving to a new office.

The Memphis office of the Atlanta-based retail real estate brokerage firm, which leases a total of approximately 4 million square feet of retail space and represents 100 retailers, is moving from 773 E. Brookhaven Circle to 5101 Wheelis Drive, Suite 106, at Clark Centre.

8. Sullivan Travels Globe for Hilton -

Sullivan Branding literally goes around the world for clients. Eric Melkent, executive vice president of brand development with Sullivan, along with account planner Kate Cooke, got back a few days ago from a globe-spanning trip to Shanghai and Orlando as part of their work with Hilton Worldwide luxury brands.

9. Brooks Brothers Relocating to Saddle Creek -

High-end clothier chain Brooks Brothers plans to open a new location at The Shops of Saddle Creek West in Germantown.

The New York City-based retailer will open in 7,500 square feet of space at 7509 Poplar Ave. by early June, taking over the two suites formerly occupied by Indigo and Talbots Men’s. Indigo last month relocated and expanded two spaces down into the old Natural Body Spa & Shoppe space.

10. G'town Medical Offices Financed for $3.1M -

Wolf Trail Medical Partners has filed two loans totaling $3.1 million through Triumph Bank for two medical office buildings on Wolf Trail Cove in Germantown. A $2 million loan is for 7800 Wolf Trail Cove, while a $1.1 million loan is for 7796 Wolf Trail Cove. Both loans mature on Oct. 12, 2018.

11. $3.1 Million Loan Filed for 60 Madison Garage -

Memphis Center City Revenue Finance Corp. and Madison Garage Partners LP have filed a $3.1 million trust deed through JEK Lending LLC for a parking garage at 60 Madison Ave. The refinancing loan, dated Sept. 30, matures on Sept. 29, 2012.

12. Enclave Lots Sell for $1.4 Million -

J. Terry Pitts, as trustee, has bought 12 lots in Enclave Planned Development from Atlanta-based CRM Central Properties LLC for $1.4 million. Pitts lists a Cordova address.

13. Crescent Place Condos Financed for $1.7M -

Cordova-based White Station Partners GP has financed 17 condominiums in Crescent Place at Central Gardens on South McLean Street through First Capital Bank for $1.7 million. The loan matures in August 2014.

14. Macon Road Auto Shop Sells for $1.1 Million -

Macon Road Partners LLC has bought Cordova property at 9063 Macon Road – the site of Memphis Motor Werks, an auto and motorcycle machine and services shop – from Timothy D. Vargo for $1.1 million.

15. Magna Bank Buys Duntreath Land on Winchester -

Magna Bank has bought for $1.3 million 31.1 acres on Winchester Road in Germantown from Duntreath Partners in lieu of foreclosure. Memphis real estate developer G. Benjamin Clark signed the sale deed as general partner of Duntreath Partners.

16. Gardenwood Apartments Financed for $3.6 Million -

Gardenwood Apartments LLC, the owner of Gardenwood Apartments at 4795 Hoover Drive, has financed the property for $3.6 million through Wells Fargo Bank.

17. Clark Entities Sell Sites in Lieu of Foreclosure -

Atlanta-based CRM Central Properties LLC has bought properties in lieu of foreclosure from Memphis real estate developers G. Benjamin Clark and Nicholas G. Clark as well as entities related to the Clarks. The properties were sold June 29 in three transactions totaling about $4.5 million.

18. $7.8 Million Loan Filed For Ridge Lake Doctor’s Office -

VRF Building Partners LLC has filed a $7.8 million loan through Trustmark National Bank for 825 Ridge Lake Blvd.

19. Cordova Jason's Deli Financed for $1.1M -

Deliworx Building Partners LLC has filed two loans totaling $1.1 million for property at 1585 Chickering Lane through First National Bank of Oxford. The $935,000 and $157,123 loans are both dated June 2011, and both mature in June 2016.

20. Bartlett Warehouses Sell for $15M in Foreclosure -

CMLT 2008-LS1 Wolf Lake Drive LLC, an entity affiliated with Miami Beach, Fla.-based LNR Partners LLC, has bought 10 parcels comprising 15 addresses in Bartlett Logistics Center at a foreclosure sale for $15 million. CMLT 2008-LS1 Wolf Lake Drive LLC was the current lender for the property.

21. Core Memphis Buys Medical Bldg. for $3.1M -

Columbus, Ohio-based Core Memphis LLC has bought two tracts with parcels on Union Avenue and South Willett Street from West Union Partners LLC for $3.1 million.

22. Hacks Cross Retail Bldg. Sells for $1.1 Million -

AAK Ventures LLC has bought a 10,500-square-foot neighborhood shopping center building at 3285 Hacks Cross Road from BancorpSouth Bank for $1.1 million. The purchase was financed with a $909,500 loan through Bank of America NA that matures in 2031.

23. Faronia Square Townhouses Financed for $4.4 Million -

Memphis Partners LP has financed Faronia Square Townhouses at 1350 S. Faronia Square through CBRE Multifamily Capital Inc. for $4.4 million.

24. Back to Nature -

Gorgeous weather on Saturday highlighted the Great Outdoors University’s fifth anniversary celebration at Winchester Farms, just east of Memphis along Interstate 40.

A group of 23 kids ages 7 to 17 had the chance to hike, fish and enjoy nature on the 900-acre farm owned by GOU founder and primary benefactor Peter Schutt, who has just been named the National Wildlife Federation’s National Volunteer of the Year. He is the first Tennessean to earn the honor.

Memphis Commerce Square Partners has filed a $8.7 million permit application with the city-county Office of Construction Code Enforcement for renovation work to One Commerce Square, Pinnacle Airlines Corp.’s future headquarters.

26. Duntreath, Kateland Sell Properties to Magna Bank -

Duntreath Partners and Kateland Inc. have sold property in lieu of foreclosure to Magna Bank. G. Benjamin Clark signed the sale documents as general partner in Duntreath Partners and president of Kateland Inc.

27. Texas Company Buys Vacant Lot on E. Poplar -

Houston, Texas-based Christian Brothers Collierville LP has bought 1.05 acres of vacant land on the southwest corner of East Poplar Avenue and Eastley Street in Collierville. The purchase was financed with a $1.6 million loan through Amegy Bank NA that matures in January 2014.

28. Motorsports Park Deeds Filed With Register -

The deed representing the sale of Memphis Motorsports Park to a limited liability company affiliated with investor Joe Lubeck has now been filed with the Shelby County Register of Deeds.

Moroso Investment Partners IV LLC bought the park from Memphis International Motorsports Corp. for $2.1 million. The deal closed Jan. 31.

29. Cordova Shopping Center Sells for $1.8 Million -

Old Forest Properties GP has sold a strip shopping center at 8195 Dexter Road to 8195 Dexter Road LLC for $1.8 million. The sale document states it is a non-merger deed in lieu of foreclosure.

31. One Commerce Square Ownership Changes -

Commerce Square Partners LLC, the group of investors buying One Commerce Square, has officially signed a deed for the property, according to recently filed public records. The records are now available for viewing at the Shelby County Register of Deeds’ website.

32. Blueknight Refinances Channel Ave. Property -

Blueknight Energy Partners LP has financed property in Memphis – as well as other states – through JPMorgan Chase Bank NA.

33. Greenbrier Partners Files Loan for S. Front Property -

Greenbrier Partners LLC has filed a $2.1 million loan through Southern Bancorp Bank for construction at 436 S. Front St. Downtown, a mixed-use project approved by the Center City Development Corp. earlier this year.

34. Former Hollywood Video Sells for $935,000 -

A former Hollywood Video in Cordova has sold for $935,000, and a construction loan has been filed for the property.

TM Partners bought the 7,360-square-foot retail building from Realty Income Corp. Built in 1998, the building sits on about an acre on the east side of North Germantown Parkway between Dexter Road and Bonnie Lane.

35. 42 Acres in Eads in Foreclosure -

Forty-two acres in Eads’ Wynestone Estates Subdivision are scheduled to be sold in foreclosure, according to a first-run foreclosure notice in today’s Daily News. The notice states Wynestone Partners is in default of a $1.5 million construction loan through Renasant Bank dated January 2005 and matured in January 2007. The loan was modified in September 2006 to add $216,000 for a total of $1.7 million.

36. Germantown Storage Buys Vacant Land in Fieldstone -

Germantown Storage LLC has bought part of a 5.2-acre vacant parcel west of Hacks Cross Road from Players Crossing Partners LLC for $300,000. The sale was financed with a $1.3 million construction loan through Renasant Bank, with the note maturing in September 2030.

37. 23 Lots in Maple Grove Sell for $805,000 -

Twenty-three lots in Arlington’s Maple Grove Planned Development have sold for $805,000. L1 Properties LLC bought the lots, which are in phase two of the development, from Maple Grove Partners.

38. Winchester Road Apts. Financed for $1.2 Million -

An apartment complex on Winchester Road that was sold at a June foreclosure sale has been financed for $1.2 million.

Saddle Vineyards LP financed the property at 3752 Winchester Road through Triumph Bank.

39. Foreclosure Notice Filed for Players Crossing Partners -

Two properties owned by Players Crossing Partners have been foreclosed upon, according to today’s Daily News.

BancorpSouth Bank filed two first-run notices after default on separate loans – one for $1.7 million (filed in March 2005), the other for $1.4 million (filed in December 2005). The properties in foreclosure are both in Parcel C, Phase 9, of Players Crossing, also known as Fieldstone Planned Development. The site is near the southwest corner of Hacks Cross Road and Players Club Parkway.

40. Maple Grove Lots in Foreclosure -

A foreclosure notice has been filed for 25 lots owned by Maple Grove Partners, the Tennessee-based general partnership responsible for development of Maple Grove Planned Development in Arlington. The foreclosed lots are in Phase II of Maple Grove.

42. Tabor Files Permit To Remodel New Office -

Tabor Orthopedics has filed a $1.5 million permit application with the city-county Office of Construction Code Enforcement to perform an “interior and exterior remodel” of its recently acquired property at 1244 Primacy Parkway in the Quince/Ridgeway area of East Memphis.

44. Developers Bring Apartments to Condo-Rich Downtown -

With recent announcements of plans to rehab two historic properties, two development teams have signed on to give Downtown something it's been thirsting for - apartments.

Development groups called 91 Cotton Row LLC and Downtown Developers LLC have joined a growing list of groups bringing multifamily product to a submarket that many believe is oversaturated with condominiums and underserved by apartments.

45. Net Magan, Others Sued for Breach of Contract -

The parties involved in a $78 million real estate portfolio sale from 2005 now are going to court over what one group calls a breach of contract.

Distriplex Investors LLC has filed a $3.5 million breach of contract complaint in Shelby County Chancery Court against Net Magan Land GP One LLC, Net Magan Land Mezz LLC and Joseph Mizrachi, according to The Daily News Online, www.memphisdailynews.com.

46. Wal-Mart's Plans for Mall of Memphis SiteTrickle Out of Code Enforcement Office -

Planning officials have begun their review of architectural drawings and detailed plans for a Wal-Mart Supercenter that now appears likely to be built on part of the 95-acre site once home to the Mall of Memphis.
