A rare vacant outparcel on Germantown Parkway in Cordova has been sold for $485,000.

GATA LLC and FTBD LLC sold the lot to BAL Gopal LLC, according to an Oct. 28 warranty deed. John H. Lamberson Jr. is listed in the deed as the sole member of FTBD LLC.

2. Developers Seek Permit for The Annex Lofts -

Developers are preparing to move forward with The Annex Lofts project Downtown.

Vince Smith Jr., who is teaming up with Robert Mallory, applied for a $1.6 million building permit through the city-county Office of Construction Code Enforcement to begin converting the 38,776-square-foot space at 345 S. Front St. into 23 apartments. The Annex Lofts will also include an interior courtyard and basement parking.

3. Madonna Learning Center Files $3.5 Million Loan -

Madonna Learning Center, a school for children and young adults with special needs, has filed a $3.5 million loan on its 7007 Poplar Ave. location in Germantown, which is undergoing an expansion.

4. Carlisle Corp. Buys Sharky's Property -

An affiliate of Carlisle Corp. has paid $2.9 million for the recently closed Sharky’s Gulf Grill at 6201 Poplar Ave.

5. Midtown Retail Center Owner Files $3 Million Loan -

The owner of the retail building at 1460 Union Ave. in Midtown that houses Office Max and Cricket stores has filed a $2.9 million loan on the property.

Iberiabank has filed a $1 million building permit application for a new bank branch at 1296 Union Ave. in Midtown.

The recently completed Family Dollar store at 3403 Elvis Presley Blvd. in Whitehaven has sold for $1.5 million.

13. Slow Job Growth Yields Dip in New-Home Permits -

Shelby County homebuilding activity continued to cool off in November, with builders filing fewer permits and selling fewer new homes compared to the same month a year ago.

Homebuilders pulled 58 permits in November, down 23.6 percent from 76 permits filed in November 2012, according to real estate information company Chandler Reports, www.chandlerreports.com.

14. BDL Properties Files Building Permit for Cordova Site -

BDL Properties LLC has filed a $907,091 building permit application with the city-county Office of Construction Code Enforcement for a Cordova property it purchased Oct. 25.

15. Woodchase Apartments Owner Files Loan -

The owner of the 808-unit Woodchase Apartments at 1955 N. Germantown Parkway in Cordova has filed a $17.5 million loan on the property.

A 54,621-square-foot warehouse at 6881 Appling Farms Parkway in Northeast Memphis has sold for $2.7 million.

20. Shelby County Home Sales Climb 15 Percent -

May home sales jumped 15 percent from the same month last year, while the average sales price increased 9 percent.

Shelby County netted 1,457 home sales in May, up from 1,381 sales last May, according to real estate information company Chandler Reports, www.chandlerreports.com.

January home sales increased 46 percent from the same month last year, and pricing and new-home transactions improved year over year as well.

Shelby County home sales increased 20 percent from January to March compared to last year, but that number requires some reading between the lines.

An independent forensic engineering and investigations company has relocated its Mid-South Service Center to a more secure location.

Unified Investigations & Sciences Inc. has inked 8,565 square feet in East Pointe Business Center Building D, 3875 Vantech Drive. The Suwanee, Ga.-based tenant was previously located at 3955 Whitebrook Drive, where it serviced Arkansas, North Mississippi and West Tennessee.

42. Housing Improves 20 Pct. in Q1 -

Local home sales saw a 20 percent boost during the first quarter, with increases in both traditional and foreclosure sales, and agents suggest that among such low inventory levels, it’s a move in the right direction.

After most recessions, real estate bounces back.

But the Great Recession has been notably different – long, deep and very prolonged.

Renasant Bank has bought back three parcels on Holmes Road at a foreclosure sale for $1.6 million after former owner HBT Investments LLC defaulted on a $4.8 million loan through the bank. The substitute trustee was John B. Philip.

46. Home Sales Climb 18 Percent -

Home sales posted a significant increase last month, but pricing did the opposite due to the market’s surplus of foreclosures.

Shelby County saw 1,025 home sales last month, an impressive 18 percent increase from 871 homes sold during November 2010, according to real estate information company Chandler Reports, www.chandlerreports.com.

47. Deal Closes on $2.6M Sale of Highland Row Property -

Worthington Hyde Partners, working under the name Highland Row Land Partners LLC, has bought the 13 acres of vacant land slated to become Highland Row from Poag & McEwen Lifestyle Centers – Memphis LLC for $2.6 million. The deal closed Thursday, Nov. 17.

Four incumbent Memphis City Council members and all three incumbent City Court Judges were effectively re-elected at the Thursday, July 21, noon deadline for candidates to file their qualifying petitions for the Oct. 6 Memphis ballot.

56. Taco Bell/Long John Silver's Sells For $785,000 -

RGT Foods Inc. has bought a franchised fast-food restaurant at 826 S. Third St. from James Wesley Parker and Shona Ann Parker, trustees of the Parker Family Trust, for $785,000. The 3,007-square-foot restaurant, built in 1984, is a co-branded Long John Silver’s and Taco Bell, formerly just a Taco Bell. It sits on 0.7 acres at the northeast corner of South Third Street and East E.H. Crump Boulevard.

57. Farmers Market Forum Slated for Saturday -

The Annual Tennessee Farmers Market Forum will be held Saturday at Agricenter International, 7777 Walnut Grove Road, marking the first time the event has been held in West Tennessee.

58. E. Raines Truck Terminal Sells for $1.4 Million -

Martin A. Grusin, trustee of the John T. Ennis Jr. APT Trust and trustee of the W. Nathan Ennis APT Trust has bought a truck terminal at 4100 E. Raines Road from Milan Express Co. Inc. for $1.4 million. The purchase was financed with a $1.4 million loan through First Capital Bank.

59. Patriot Bank Buys Arlington Site -

Patriot Bank has bought a 1.24-acre vacant parcel on Airline Road in Arlington from John Hyneman for $867,552.

60. Ga.-Based LLC Buys Poplar Ave. Property -

FSP-Germantown LLC has bought three parcels totaling 14.41 acres off East Poplar Avenue in Germantown from Eugene L. Barzizza (1/2 interest) and John M. Barzizza (1/2 interest) for $2 million.

The first parcel, 9.61 acres, lists an address at 8249 Highway 72. It contains a 4,277-square-foot house built in 1948. The Shelby County Assessor of Property’s 2010 appraisal was $825,000.

61. Home Sales Show Stability, Fall 3 Pct. -

Now that the holidays are over and spring is around the corner, local real estate agents hope low interest rates and attractive sales prices will heat up the lukewarm housing market.

Shelby County saw 851 home sales in January, down just 3 percent from 881 the same month a year ago, according to real estate information company Chandler Reports, www.chandlerreports.com.

62. Shadows of Doubt -

As the housing market continues to improve, a significant backlog of foreclosed and distressed properties that have not been put on the market could bring the recovery to a screeching halt.

Many lenders across the nation – mostly banks – are struggling to keep up with the overwhelming number of borrowers who have stopped making their mortgage payments. And with the fledgling recovery in housing still weak, banks, institutional investors and even some homeowners who want to sell their homes are waiting until the market shows marked improvement.

70. Wynstone Mill Lots Hit Auction Block -

Thirty-six lots in the Wynstone Mill subdivision of the Schilling Farms Planned Development have been foreclosed and will be sold in a substitute trustee’s sale, according to a pair of notices that begin on Page 38 of today’s print edition of The Daily News and also at The Daily News Online, www.memphisdailynews.com.

72. Home Sales Inch Up in Q1 -

This past weekend the Memphis Area Association of Realtors hosted a citywide “open house” along with Realtor associations across the country.

The event, which spotlighted hundreds of homes for sale throughout the area, was designed to increase sales as the homebuyers tax credit approaches its April 30 deadline and also give the industry an overall spark before the busy summer season.

73. Loan Changes Could Alter Market -

The Federal Housing Administration will enact a couple of changes in its loan procedures, including one going into effect next week, but how much they bear on home sales remains to be seen.

Beginning Monday, FHA will increase its upfront mortgage insurance premium from 1.75 percent to 2.25 percent. So, for someone buying a $100,000 home, that’s an additional $500 they’ll have to finance into the loan.

74. AEL Buys Land At Century Center -

American Esoteric Laboratories has formally bought the land where it will build a $14.3 million lab and headquarters for the company’s Mid-South division.

AEL, a regional provider of clinical laboratory services to physicians and hospitals, paid slightly less than $2 million for 10 acres of land at 1701 Century Center Parkway near the junction of Interstate 40 and Whitten Road.

76. Bills Could Help Slow Foreclosures -

Sitting lenders down with borrowers in danger of losing their homes to foreclosure is the goal of a pilot program that would be created by pending state legislation.

Lawmakers from Memphis are sponsoring companion bills in the state House and Senate that, among other things, would set up a foreclosure mediation program in Shelby County.

77. Six Permits Issued For Memphis Airport -

Six building permits have been granted to the Memphis-Shelby County Airport Authority to begin work on the airport’s $121 million ground transportation center. The city-county Office of Construction Code Enforcement issued the permits earlier this week.

78. Outlook Unsure -

Last week’s Commercial Property Forecast Summit painted a dour picture of the local real estate market, but the January numbers show that the commercial sector has a detectable pulse – at least for now.

79. Waddells Buy 14 Units In The Edge at Monroe -

John and Nancy Waddell have paid $1.5 million for 14 units in Downtown’s The Edge at Monroe Condominiums at 437 and 449 Monroe Ave. The Waddells bought the units Feb. 3 from Monroe Properties LLC, financing the transaction with a $1.5 million loan through Financial Federal Savings Bank.

80. Oakhaven Warehouse Sold To Louisiana Company -

The 10,650-square-foot warehouse at 3644 Cherry Road in the Oakhaven/Parkway Village area has sold for $400,000 to a Metairie, La.-based entity called Alexandra Land & Development LLC. The sale closed Jan. 28 in a special warranty deed.

It’s a little more than halfway through the first meeting of the state Senate’s Commerce, Labor and Agriculture Committee in 2009, in a nondescript hearing room in Nashville’s Legislative Plaza.

82. MAAR Prez: Stage Set for Better Home Sales -

2009 went into the books as the worst year for home sales in 18 years, but a slight improvement in the final quarter signaled a sliver of hope for a beleaguered real estate industry.

Shelby County saw just 14,600 home sales last year, an 11 percent decline from 16,406 home sales during 2008 and a 29 percent decline from 20,706 home sales during 2007, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

Is it over yet? That may be the most frequently asked question in the New Year. “It” is the worst national economic recession since the Great Depression.

Accurately reading the indicators will not be easy. Some will predict the recession is about to end, just as new indicators point to continuing economic agony for thousands of Memphians.

84. Woodgrove Files Loan For Four Collierville Homes -

Woodgrove Homes LLC, whose principals are longtime homebuilders Barry Watson and John Worley, have bought four lots in the Oak Grove Woodgrove Planned Development in Collierville and filed a $1.3 million construction loan through BancorpSouth Bank to start homes there.

85. Daly’s Former Home Has New Owner -

Professional golfer John Daly’s former home on Legends Drive in Germantown has a new owner. Scott and Niloofar Baymiller bought the two-story, 7,671-square-foot home Nov. 30 for $950,000 from an entity called Selene RMOF REO Acquisition LLC.

86. Cordova AT&T Store Sells for $2.4 Million -

An investment group known as Memphat Partnership has bought the AT&T store at 1684 N. Germantown Parkway in Cordova. The partnership paid $2.4 million for the 3,952-square-foot standalone building that was completed in 2008. The Class A structure sits on 0.74 acres along the east side of North Germantown Parkway.

87. Wright Buys Warehouse For Distribution Needs -

Wright Medical Group Inc. has bought a 56,340-square-foot building at 11481 Gulf Stream Ave. near its Arlington campus to increase distribution capacity. Operating in the transaction as Wright Medical Technology Inc., the company paid $1.6 million for the building, which was completed in 1973 and sits on 4.29 acres at near the intersection of Tenn. 385 and U.S. 70.

88. Camp Cordova Sells For $2 Million -

The 74.53-acre property known as Camp Cordova has sold for $2 million to The Grove at Red Oak Lake Inc., an affiliate of Faith Baptist Church-Bartlett. The sale closed Oct. 16 and was announced earlier this month, but it wasn’t recorded by the Shelby County Register of Deeds until Thursday.

89. Waddells Buy Ashley Manor Condominiums -

John and Nancy Waddell have bought the two-building, 16-unit Ashley Manor condominiums at 129 and 137 N. Belvedere St. in Midtown for $1.6 million from Chamberlain, McCreery and Rice GP. The sale closed Sept. 4.

A Berclair commercial portfolio anchored by the High Point Funeral Chapel sold Aug. 10 for $3.4 million in an internal transaction. The seller, G. David Keller, is listed as president and owner of the funeral home at 3788 Summer Ave.

93. Stimulus Money To Return Foreclosures To Marketplace -

Part of the latest dose of federal stimulus money to arrive in Shelby County predates the Obama administration.

This week at the Frayser Community Development Corp., office, home and mortgage lenders as well as leaders of the various CDCs across the county gathered to mark the awarding of almost $27 million in federal funding. The money from the U.S. Department of Housing and Urban Development comes from Washington through the Tennessee Housing Development Agency and other state agencies.

94. Land Sold Back To Bank After Foreclosure -

About 15 acres along Stateline Road was sold back to Community Bank NA for $1.6 million in a July 6 substitute trustees’ deed. The sale followed a foreclosure on the land after the prior owner, Rusco Co., defaulted on a $2.4 million loan dated Nov. 30, 2007, through Community Bank.

95. Building Permit Activity Abysmal in June -

Home permits continued to slide in June, reaching their lowest monthly mark in years as the demand for new housing remained soft and the building industry remained focused on sales.

Builders filed just 17 permits in Shelby County last month, down 77 percent from 74 permits in June 2008 and down 57.5 percent from 40 permits filed in May, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

Recently hired University of Memphis men’s basketball coach Josh Pastner and his wife, Kerri, have bought a Southwind home for $775,000, according to a notice that appears in today’s edition of The Daily News. The sale closed Tuesday.

97. MAHBA Mothballs First-Time Buyer Program -

As if builders didn’t have enough headaches, a new program launched last month by the Memphis Area Home Builders Association to increase home sales had to be scrapped because of a legality.

Don Glays and Stephen Hodgkins, MAHBA executive director and president, respectively, said a program in which the trade association would lend $8,000 of down payment money to homebuyers and recoup the money through the federal tax credit was rejected by the U.S. Office of Management and Budget.

98. Local Investor Files Permit For E. Memphis Restaurant -

RABF Holdings LLC, an investment group headed by Bernard Farber, has applied for a $350,000 permit with the city-county Office of Construction Code Enforcement for renovations at 6201 Poplar Ave., the site of a former Steak & Ale restaurant.

100. Neuvo Files Permit For East Memphis Salon -

Neuvo Salon has filed a $712,367 permit application with the city-county Office of Construction Code Enforcement to build a two-story, 4,700-square-foot salon at 5158 Wheelis Drive in East Memphis. The building will sit on a half-acre lot on the north side of Wheelis off South White Station Road.
