1. Midtown Medical Office Building Sells for $2.6 Million -

A partnership of two Utah-based companies has acquired a medical office building on Union Avenue near Overton Square.

Trivalis LLC and Novalis LLC, both based in Utah, acquired the medical office building built in 1967 at 2076 Union Ave., next door to the IHOP restaurant, for $2.6 million. The property, at the corner of Union Avenue and Florence Street, was appraised at $1.3 million in 2013, according to the Shelby County Assessor of Property’s office. The sellers, Missouri-based Roundabout Real Estate LLC and Visual Projects LLC, acquired the property in 2008 for $2 million.

2. Builders Showcase -

The Vesta Home Show kicked off over the weekend, with large crowds turning out to explore six new homes in a gated Germantown community.

Don Glays, executive director of the West Tennessee Home Builders Association, said attendance during the opening weekend of the show was strong.

5. Boyle Honors Past at 80th Anniversary Celebration -

Memphis-based PLC International Inc. has filed a $1.4 million loan through BrightBridge Inc. on the 67,538-square-foot strip center at 1150 N. Germantown Parkway (also known as 1140 Cordova Road) in Cordova.

While many commercial real estate professionals would like to forget about 2011 altogether, celebrating increases in 2012 is necessary for morale.

Shelby County experienced the most second-quarter sales this year since the second quarter of 2008, and the highest quarterly sales revenue since the second quarter of 2007.

Kings of this wild frontier. Marcus Winchester was the son of one of our founders, and he was our city’s first mayor, first postmaster and the proprietor of our very first store. He was also the agent for something called the Rice Tract, two adjoining 5,000-acre parcels on the Fourth Chickasaw Bluff acquired by Andy Jackson, John Overton and the Winchester family. That land would become Memphis, a city laid out by Jackson, Overton and General James Winchester in 1819 as a business venture.

21. Council Finishes Year with Look Ahead -

Memphis City Council members took their first detailed look at the terms of the move by Electrolux to the Frank Pidgeon Industrial Park in southwest Memphis.

City Chief Administrative Officer George Little walked council members through the paperwork of the 2012 move by the Swedish home appliance manufacturer from Montreal to Memphis. The move will bring over 1,200 jobs to Memphis.

28. Chattanooga Investors Buy Third Memphis Property -

An out-of-town investment company has bought its third Memphis apartment complex in less than a year, bringing its total to 590 units.

Chattanooga-based UIGTN II LLC, a trio of partners whose name derives from the title of its management arm, Urban Investments Group LLC, paid close to $1 million on April 15 for the 172-unit Woodbriar Apartments at 4505 Wooddale Ave. in Oakhaven.

The arrival of Winchester Farmer’s Market at 6616 Winchester Road a number of years ago all but removed the memory of Seessel’s, the grocery stalwart that once occupied the space.

31. Owners Serious About Kick-Starting Troubled Subdivision -

The Vinings at Germantown, a 63-lot development off Winchester Road, appears poised to close the book on a checkered past that includes several ownership groups and a litany of financial woes.

The 32-acre subdivision seemed doomed from its earliest stages when developer Levitt and Sons filed for bankruptcy in 2007. Then its second owner, The Hyneman Cos. LLC – led by developer William “Rusty” Hyneman – sold the property soon after buying it in December 2007 for a little less than $10 million.

33. Bank Buys 63 Lots In the Vinings of G’town -

The 63 lots of the Vinings of Germantown Subdivision have yet another owner, following the sale of the property back to the lender, Merchants & Farmers Bank. The bank on May 13 paid $5.1 million for the 63 lots from RAM Holdings Inc., which had bought the lots last year for just less than $6 million from St. James Place LLC. RAM Holdings is managed by Michael Bourne.

34. Pastor Seeks Computer Expert For Literacy Effort -

Donated computers, with blank, black screens and their cords still coiled, sit in a freshly painted room at Bent Tree Apartments.

The Rev. James Williams wants them plugged in and lighting up the minds of the people who live in this neighborhood where he has operated a ministry, the Hope Fellowship Baptist Church, for the past 10 years. Williams already has an after-school learning lab set up for the children who live there. Now, he wants the same for adults so parents can read to their children.

35. Circuit City Files for Bankruptcy Protection -

One week after announcing it would close 155 of its stores, including two in the Memphis area, Circuit City Stores Inc. reported Monday that it had filed for Chapter 11 bankruptcy protection.
