The open field between Third and Seventh streets, south of Cedar Avenue in north Memphis, is surrounded by homes – some that have seen better days and others that are newly built.

Now after more than a decade of building homes on scattered sites one or two at a time, the local Habitat for Humanity chapter this summer will build its first Uptown subdivision. And the community will take the name of a section of North Memphis remembered by long-time residents.

A six-screen movie theater and nine multistoried apartment buildings with a total of about 200 units are among the updates in the recently submitted plan for the redevelopment of Central Station.

In its application to the Design Review Board, an affiliate board of the Downtown Memphis Commission, developers submitted their $55 million proposal to turn the Downtown train station into a vibrant mixed-use campus.

A 3-square-mile Tourism Development Zone would finance a $233 million renovation of the Mid-South Fairgrounds sought by the administration of Memphis Mayor A C Wharton Jr.

The city sent its 88-page application Sept. 13 to Tennessee Finance Commissioner Larry B. Martin. The application seeks state permission to use incremental sales tax revenue estimated at close to $12 million a year starting in 2016 to pay off the bonds to finance a project whose price tag is just below the $250 million FedExForum.

The little Memphis pizzeria that could will soon be opening a new location in Jackson, Tenn.

The Rock’n Dough Pizza Co., owned by Jeremy and Amanda Denno, is slated to open a new restaurant and microbrewery at the Jackson Walk development in Jackson in October. The Dennos will team up with veteran local brewer Ben Pugh to create signature suds at the 4,100-square-foot restaurant.

Just a few days after its permits were filed, the development group building the 197-unit South Junction apartments Downtown has taken out a $14.8 million construction loan for the project.

61. Harbor Town Dog Show Scheduled for Oct. 28 -

The 10th Annual Harbor Town Dog Show “Who Let the Dogs Out?” presented by Downtown Animal Hospital will take place Oct. 28.

Spectators can attend the show, from noon to 4 p.m. at Nursery Park in Harbor Town, for free and may reserve seating in the VIP – as in, Very Important Pooch/Parent – Green Room, which will offer gourmet food and drinks.

62. Holtzclaw Joins Urban Land Institute as District Coordinator -

Anna Holtzclaw has joined Urban Land Institute Memphis as district council coordinator, a part-time role where she will focus on programming, membership and sponsorship development.

Holtzclaw brings a blend of real estate and nonprofit experience, with past working experience with Henry Turley Co., LRK Inc., Loeb Properties Inc., Metropolitan Inter-Faith Association (MIFA), the Salvation Army KROC Center and the New Ballet Ensemble.

To say the team behind the redevelopment of the nearly 20-year-vacant Sears, Roebuck & Co. Retail and Catalog distribution facility in Midtown’s Crosstown neighborhood has their work cut out for them would be an understatement at best.

Come mid-July, local restaurateur Aldo Dean will launch Aldo’s Pizza Pies, his group’s third concept in Memphis and second in Downtown’s Central Business District.

Dean is one of three partners behind the new 3,900-square-foot restaurant on the ground floor of Henry Turley Co.’s Barboro Flats at 100 S. Main St. Adam Slovis of Slovis & Associates LLC represented Dean and his group in its seven-year lease for Aldo’s Pizza Pies.

Cushman & Wakefield/Commercial Advisors Asset Services LLC has promoted Phil Dagastino to senior vice president of office leasing. Dagastino has been with the firm since January 2008.

Usually Self + Tucker Architects do the design work and planning for someone else who is the developer.

But in an open lot on the north side of Chelsea Avenue at Leath Street, seven single- family homes to come in the next year will be the architecture firm’s first steps into developing.

77. Loeb Tells Rotary About Overton Square Plans -

Among the first of Bob Loeb’s comments when he addressed the Memphis Rotary Club Tuesday, Jan. 10, was that when his firm finishes the redevelopment of Overton Square, the hope is to pass the Rotarian Four-Way Test.

If the grand sweep of 2011 could be captured on celluloid and presented to an audience on the big screen, all the components of a great film would be readily apparent.

There was drama, in the form of a deluge and historic flooding that led the Mississippi River to crest at nearly 48 feet early in the year. One of the year’s big surprises saw President Barack Obama give the commencement address for the Booker T. Washington High School class of 2011 at the Memphis Cook Convention Center.

Memphis’ eyes were bigger than its stomach in 2011, but in a good way.

Some local restaurateurs launched completely new concepts; others entered new submarkets with additional stores. Even a handful of national retailers entered the Memphis market after having locations elsewhere in Tennessee for years.

That was the message an at-capacity room of bankers, investors and real estate professionals heard Tuesday, Dec. 6, at the Urban Land Institute’s Real Estate Outlook for the Mid-South, where attendees learned about facing a “long grind,” compared with last year’s theme, “an era of less.”

83. APG Office Furnishings Succeeds on South Main -

APG Office Furnishings has seen substantial growth since moving to Memphis in early 2009. The recently opened Downtown location at 100 S. Main St. offers an upgrade from the company’s old Shelby Drive store, as well as the benefit of pedestrian traffic.

84. Van Vleet Flats Almost Ready For Occupancy -

Over the past decade, Henry Turley Co. has delivered five mixed-use apartment communities on or near Downtown’s South Main Street.

85. Uptown Phase Two Gets Go Ahead -

After several delays, phase two of the plan for Uptown development cleared the Shelby County Commission Monday, Oct. 17.

But only after the commissioner whose district includes Uptown tried to shift the emphasis from continued development south of Chelsea Avenue moving west to new development north of Chelsea.

Former Memphis City Council member Brent Taylor is the newest Shelby County Commissioner.

Taylor, a Republican, won the District 1 Postion 3 seat vacated by Republican commissioner Mike Carpenter this month.

Local architecture firms have run the gamut with realignment strategies in combating the economic downturn, from reduction of footprints and overhead to reorganizing and rebranding.

In late 2009, Memphis-based Looney Ricks Kiss Architects Inc. filed a Chapter 11 bankruptcy petition. The news sent shockwaves throughout the industry, as one of the city’s most prominent firms – behind landmark projects like AutoZone Park and AutoZone corporate headquarters, Riverside Drive, FedExForum, Harbor Town and the Benjamin L. Hooks Central Library, to name a few – was being forced to reorganize.

88. Elmwood Cemetery: Where No One is Forgotten -

More than 30 visitors braved the sweltering summer heat on a recent Friday evening to immerse themselves in the stories of some of Memphis’ most famous, infamous and influential citizens during Elmwood Cemetery’s Evening Stroll.

89. Mixing it Up -

Scarce new development is providing the retail sector the opportunity to rethink how it delivers its goods and services, moving away from car-dependent models and toward walkable urban centers.

This mixed-use, walkable neighborhood concept is something Memphis will see more and more of, especially in the urban core, said Jason Polley, project leasing director for Stonecrest Investments LLC.

93. Midtown Changer -

By the end of 2011, Bardog Tavern owner Aldo DeMartino will have two new Memphis restaurant concepts up and running.

First, The Slider Inn, 2117 Peabody Ave., will fill the 1,200-square-foot space formerly occupied by Bluff City Bayou. The owners, Les Carloss and Jeff Corrigan, moved from the Edge District to the Midtown spot in 2009 and closed it shortly after to pursue catering endeavors.

An investment partnership called 109 South Second Partnership, an affiliate of Memphis-based developer Henry Turley Co., has received 109 S. Second St. via two quitclaims.

96. City, Community at Heart of Montgomery Martin’s Work -

Construction, says Montgomery Martin, is hard. And he should know, having been in the business since 1978.

“You’re creating something out of nothing, you’re taking a raw piece of dirt, grading it off and digging holes and pouring concrete and creating an edifice for an environment to work in and live in,” Martin said. “That’s all very appealing and neat, and a necessary thing to do for society and for culture and for people to live and operate in.”

After years of Five Guys Burgers and Fries having a presence in the Nashville and Knoxville areas, the chain is setting up shop in one of Memphis’ most densely populated areas.

Jubilee Restaurant Group LLC, owner of the franchise, signed a 2,882-square-foot lease in Primacy Place, 1615 Ridgeway Road.

100. Wharton Administration Rolls Out New Fairgrounds Plan -

Four months after Tiger Lane made its debut, the Wharton administration has rolled out a much more expensive and complex proposal for the continued remaking of the Mid-South Fairgrounds.

All of the tentative pieces of the fairgrounds renovation would cost $185 million to develop. The plan is to finance all or some of them using sales tax revenue returned to the city for the financing of the project through use of a tourism development zone.
