1. Olive Branch Business Park Closer to Development -

A Texas-based development firm could start turning dirt soon on a massive new business park in Olive Branch.

Hillwood Investment Properties is expected to close on a land purchase next week that will clear the way for Legacy Park, a 265-acre distribution and business park on the south side of Goodman Road, just east of Hacks Cross Road near Polk Lane.

2. Loeb Enjoying Strong Demand in East Memphis -

Pomp & Poise, a new gift store concept specializing in home and garden items, has signed a new lease at Park Place Center.

Pomp and Poise will occupy 1,400 square feet at the East Memphis retail center at the southwest corner of Park Avenue and Ridgeway Road.

3. Wills Stewarding Growth of East Memphis Land -

For Walter Wills III, taking care of his neighborhood and the surrounding area is one of his life tasks.

Wills & Wills LP has owned much of the land in the Kirby-Quince corridor for more than 40 years. The area is seeing an influx of medical office and retail users in the past few years, and more are expected with a new Regional Medical Center at Memphis outpatient center in the area.

4. Apperson Crump Expands in Triad III -

Memphis’ oldest continuously practicing law firm is expanding its presence in Triad III.

Apperson Crump PLC added 2,037 square feet to its seventh floor space in a vacant adjacent area between Silverleafe Capital Partners LLC.

5. Midtown Momentum -

The Midtown real estate market has long been an anomaly compared to its Bluff City counterparts, with fundamentals as diverse as its demographics.

“The types of real estate that you’ll find in Midtown can be some of the most expensive or some of the most modest when it comes to prices and facility,” said Gary Myers of Gary Myers Co. “Retail in particular.”

6. Dot-Com Moves Distribution To Memphis -

Wilsonville, Ore.-based LinenTablecloth.com has entered the Memphis industrial market, leasing 82,500 square feet at 3046 Datsun Drive for its new distribution center.

7. Raleigh Office Complex Sold To Local Entity -

An office complex in Raleigh has traded hands after being under the same family ownership for more than 30 years.

Commercial Real Estate Network LLC, a local investor, has purchased the 40,756-square-foot Raleigh Center Office Complex at 2974 Austin Peay Highway from Charles R. Averwater Living Trust for $299,000.

8. Thorpe Products Inks New Deal On Democrat -

Thorpe Products Co. is relocating its Memphis branch location to a site with higher ceiling heights and better proximity to its clients.

9. Crye-Leike Sells Properties, Land At Feb. Auction -

Multiple properties in the Memphis area have traded hands as a result of an auction held by Crye-Leike Auction Services in February.

Kays Nawaf Employee Pension Plan sold three flex warehouse buildings at 4652 Damascus Road, 4660 Damascus Road and 4668 Damascus Road, ranging from 7,450 square feet to 10,160 square feet. There was a published minimum bid of $83,000 each.

10. Crye-Leike Inks Car Dealership, Industrial Deals -

Bill Caller with Crye-Leike Commercial has brokered a pair of sales in recent weeks that enable the new users to occupy second-generation space.

Nihal Khwaja with Best Deal Motors purchased the 2-acre former car lot at 5648 Summer Ave. for $150,000.

11. Apperson Crump Continues Legacy With Growth -

These days, there’s a lot that’s new at the city’s oldest continuously operating law firm.

Developments within the past few weeks at Apperson Crump, a venerable firm founded the same year the U.S. Civil War ended, include new attorney hires, the acquisition of another law firm and the development of an affiliation for referral work with yet another firm.

12. Kent H. Landsberg Co. Doubles Space -

Kent H. Landsberg Co. has finally inked a deal that had been in the works for quite some time.

Landsberg, a packaging, janitorial and food service shipping supply company, stayed in Memphis and expanded when it purchased Wurzburg Inc., a Memphis-based provider of supply-chain logistics and packaging.

13. Circa Slated for Regalia Space -

Circa by John Bragg restaurant plans to open its East Memphis location at Regalia shopping center, Boyle Investment Co. recently announced.

14. Three Attorneys Break Away From Apperson Crump -

A managing partner of Apperson Crump & Maxwell PLC has left the law firm to start his own firm.

Robert L. Dinkelspiel opened Dinkelspiel, Rasmussen & Mink Monday at 1669 Kirby Parkway. His partners are Robin H. Rasmussen and M. Wayne Mink Jr., both of whom worked at Apperson Crump.

15. Raleigh Springs Mall Sells for $650K -

The Raleigh Springs Mall has a new owner. Whether that owner can breathe new life into the beleaguered shopping center remains to be seen.

Angela Whichard Inc., a company related to Raleigh, N.C.-based Whichard Real Estate, has bought the mall at 3390 Austin Peay Highway for $650,000 and the JCPenney department store plus an outparcel on the north side of the mall for $100,000.

16. US, Local Foreclosures Fall In May -

WASHINGTON (AP) – The number of U.S. households on the verge of losing their homes dipped in May from April, and the annual increase was the smallest in three years.

But as layoffs, rather than risky mortgages, become the main reason that borrowers now default on their home loans, foreclosures likely will remain elevated this year and into 2010. Many economists expect unemployment, now at 9.4 percent nationwide, to rise as high as 10 percent, and some project it will exceed the post-World War II record of 10.8 percent.

Most shoppers only vaguely remember the days when Carrefour at Kirby Woods, Germantown Village Square and Park Place Mall were enclosed shopping centers. Most of the malls opened in the late 1970s or early 1980s, and all had converted to outdoor malls by 1999.

In Memphis, answers to the question "What hath Wal-Mart wrought?" are about as numerous as the amount of shelves the world's largest retailer keeps stocked with its famously deep-discounted merchandise.

21. Pricey Merchandise -

Earlier this year, the Gary Myers Co. sold a 17,000-square-foot office warehouse at 3121 Bartlett Corporate Center Drive to an investment group for $1.5 million. The multi-tenant building, purchased by BCH Investments, is a short drive from Interstate 40 and counts big users like Brother International Corp. as neighbors.
