That was the message an at-capacity room of bankers, investors and real estate professionals heard Tuesday, Dec. 6, at the Urban Land Institute’s Real Estate Outlook for the Mid-South, where attendees learned about facing a “long grind,” compared with last year’s theme, “an era of less.”

9. ‘Positive Signs’ Abound in Retail Market -

Perhaps more than any other commercial real estate sector, the retail market is braced for positive change in 2011.

Turnaround is certainly on the minds of retailers and retail landlords, who have seen 7.5 million jobs lost since the end of 2007.

Janice Stanton, managing director of investment research for Cushman & Wakefield in New York, discussed the global financial crisis and how it has impacted commercial real estate at Wednesday’s Commercial Property Forecast Summit, at the Germantown Performing Arts Centre and sponsored by the Memphis Area Association of Realtors Commercial Council.

11. Boyle Scoops up Prime DeSoto Land in I-269 Corridor -

Boyle Investment Co. outbid the competition for 150 acres of commercial real estate in DeSoto County at an auction in November. And after delays related to surveying the property, the deal finally closed Feb. 1, said project manager Bill Caller of Roebuck Auctions.

12. Commercial Advisors' Jensen Voted Commercial Broker of the Year -

Larry Jensen has received the 2005 Pinnacle Award for Commercial Broker of the Year from the Memphis Area Association of Realtors' Commercial Council. Jensen is president and CEO of Commercial Advisors LLC. He has more than 30 years of experience in real estate.

Lyle Wardlaw has joined full-service advertising, marketing, design and public relations firm inferno as art director. Prior to that she spent three years providing design support for clients at Imre Communications and Babcock Advertising in the Washington, D.C., area. She graduated from Millsaps College in 1996 with a double major in studio art and elementary education, and has completed advertising and graphics programs from Memphis College of Art and Southwest Community College. In her position as art director, Wardlaw will serve clients and help with new creative projects.

Property: The Village Shops of Forest Hill, located on three lots in Germantown. The borrower, BIC-MTS Partners, is affiliated with Boyle Investment Co.
According to Cary Whitehead III, senior vice president of Boyle and executive manager of BIC-MTS, the transaction marked a refinancing of the 12-year-old Germantown property.
"It is a community shopping center anchored by Target, Schnucks, Marshalls, Malco and Old Navy, and the rest of them are general retail stores," Whitehead said. "(Boyle) built it. The Target store, the Schnucks and the Marshalls went through major renovations in 2004."
Whitehead said Boyle is working on another retail project, Gallina Centro, which is currently under development near Poplar Avenue and Houston Levee Road. Current tenants include Kroger, Kohl's, Stein Mart and Pier 1 Imports.
"(Gallina Centro) will be sort of the connection between Poplar and the new Carriage Crossing project, which is also on Houston Levee," Whitehead said.
