Memphis’ oldest continuously practicing law firm is expanding its presence in Triad III.

Apperson Crump PLC added 2,037 square feet to its seventh floor space in a vacant adjacent area between Silverleafe Capital Partners LLC.

2. Madewell Coming to Saddle Creek -

The Shops of Saddle Creek in Germantown will soon gain another national retailer with no other presence in Tennessee.

Madewell, a subsidiary of J. Crew Group Inc., has signed a 3,061-square-foot lease in The Shops of Saddle Creek North, 7509 Poplar Ave., in part of the space that was previously The Gap in between James Avery Jewelry and Brighton Collectables.

3. Victory Packaging Relocates to Memphis -

Victory Packaging soon will relocate its entire Southaven branch operation to the Southeast Memphis industrial submarket.

The Houston, Texas-based industrial packaging supplier and distributor inked 158,333 square feet in Shelby Air Park Building 1, 4500 Malone Road. The 475,000-square-foot building also houses Terminal Warehouse Inc.

4. CashSaver Trades Hands for $3.2 Million -

The CashSaver in Midtown has traded hands. 

Kansas City, Kan.-based Super Market Developers Inc. bought the 69,017-square-foot building at 1620 Madison Ave. at Avalon Street from 1620 Madison LLC for $3.2 million. Fred Monks III, president/chief manager of 1620 Madison LLC, signed the special warranty deed.

5. NAI Saig Well-Positioned for Real Estate Rebound -

Commercial real estate is making a strong come back for one Memphis brokerage firm as previously shelved projects come roaring back to life.

Edward Saig said that a rise of activity in 2012 demonstrates the ability of banks to lend in an era of tight regulation.

6. Bioventus Inks Deal for 40,000 Square Feet -

A Durham, N.C.-based biologics company is relocating its Memphis presence, signifying a boon to the Northeast office submarket.

Bioventus LLC has inked 38,880 square feet of office and manufacturing space in Goodlett Farms Business Campus, 1900 Charles Bryan Road, in Cordova.

7. Gen X Inks State’s First Location on Austin Peay -

A trendy Vernon, Calif.-based retailer has inked its first Tennessee location in Austin Peay Plaza.

Gen X Clothing Inc. signed a 35,000-square-foot lease at 3252 Austin Peay Highway. The space was formerly occupied by Big Lots.

8. Highpoint Church Buys Briarcrest’s East Memphis Campus -

After seven years of leasing space for its worship services, Highpoint Church has acquired Briarcrest Christian School Systems Inc.’s property at 6000 Briarcrest Ave. for $7.25 million.

9. Lease Takes Appling Farms to Capacity -

A distributorship of Pella Corp. has inked 11,300 square feet in Appling Farms Corporate Park, 6972 Appling Farms Parkway.

10. Kroger Buys Union Space for Expansion -

Kroger has acquired the Belvedere Apartments in Midtown as part of a long-term project to reconfigure the grocery store’s antiquated and challenged layout.

Kroger Delta Division closed Wednesday, Sept. 12, on the 10-story apartment high-rise at 1733 Union Ave. from Belvedere Apartment Inc. The sale includes Belvedere’s attached and front parking areas.

11. First Tennessee Unit to Move Downtown -

First Tennessee Bank is preparing its Downtown Memphis headquarters for occupancy of one of its units.

12. New Tractor Supply Slated for West Memphis -

Construction is set to begin in early September on a new 20,000-square-foot Tractor Supply Co. facility at the corner of College Boulevard and the Interstate 40 service road in West Memphis.

13. Millstone Medical Expands Local Operations -

Fall River, Mass.-based Millstone Medical Outsourcing LLC is relocating its Memphis operations to a larger Olive Branch facility to broaden services and capacity.

14. Dot-Com Moves Distribution To Memphis -

Wilsonville, Ore.-based LinenTablecloth.com has entered the Memphis industrial market, leasing 82,500 square feet at 3046 Datsun Drive for its new distribution center.

15. Airport-Area Warehouse Sells for $2.3 Million -

A Class B warehouse in Airport Industrial Park has sold for $2.3 million, more than four times its price at a foreclosure sale two years ago. Northbrook, Ill.-based BCL-Memphis LLC bought the warehouse at 4049 E. Raines Road from Memphis-based Progression Realty, which paid $501,500 for it in August 2010.

16. Poplar Transformation -

Two big retail deals have recently been inked on the Poplar Avenue corridor, soon filling empty spaces on the city’s busiest street.

A new Family Dollar is going in the old Stringer’s Garden Center site at 2974 Poplar, while Office Depot and Hollywood Feed are going in the former Samuel’s Furniture space at 5502-5510 Poplar, near South Yates Road.

17. Aren Buys SE Memphis Warehouse For $1.3M -

Trane U.S. Inc. has sold its parts distribution center in Southeast Memphis for $1.3 million.

Aren Investments LLC of Memphis acquired the 99,375-square-foot distribution warehouse at 4250 Concord Road. The company, which used a 1450 Massey Road address on the Shelby County Register of Deeds, financed the purchase with an $800,000 loan through BancorpSouth Bank. Igal Elfezouaty signed the trust deed as managing member of Aren.

18. New Owner For Bartlett Car Wash Property -

A former car wash site in Bartlett has traded hands. Nyan Jaf acquired the 0.71-acre lot at 5960 Summer Ave. from Mr. Carwash LLC for $65,000.

19. Crye-Leike Sells Properties, Land At Feb. Auction -

Multiple properties in the Memphis area have traded hands as a result of an auction held by Crye-Leike Auction Services in February.

Kays Nawaf Employee Pension Plan sold three flex warehouse buildings at 4652 Damascus Road, 4660 Damascus Road and 4668 Damascus Road, ranging from 7,450 square feet to 10,160 square feet. There was a published minimum bid of $83,000 each.

20. Monroe Ave. Bldg. Sells For $3.3M -

A fully leased Downtown office building has traded hands for more than twice its assessed value.

309 Monroe Property LLC purchased the 22,792-square-foot property at 309 Monroe Ave. for $3.3 million. The Shelby County Assessor of Property’s 2011 appraisal was $1.5 million.

21. Sullivan Inks Lease For Toyota Ctr. -

Sullivan Branding has finalized its lease in the Toyota Center, where it will move about two-thirds of its workforce by the end of the week.

About 40 of Sullivan Branding’s 65 Memphis employees will relocate from 400 Union Ave. to occupy approximately half of the sixth floor of the 175,000-square-foot, eight-story Downtown office building at 175 Toyota Center, near the intersection of Third and Union.

22. Sullivan Branding Inks Toyota Center Deal -

Sullivan Branding has finalized its lease in the Toyota Center, where it will move about two-thirds of its workforce by the end of the week.

About 40 of Sullivan Branding’s 65 Memphis employees will relocate from 400 Union Ave. to occupy approximately half of the sixth floor of the 175,000-square-foot, eight-story Downtown office building at 175 Toyota Center, near the intersection of Third and Union.

23. ‘Washington Courtyard’ Sells For $900K -

A trio of office buildings at Washington Avenue and Danny Thomas Boulevard has traded hands for $900,000.

Investment group 301 WA LTD LLC of Arizona purchased the assets from Gregory Realty GP. Brian Califf of NAI Saig Co. represented the seller.

24. Gastro Group Opens Office In Senatobia -

Utley Properties has closed on a flurry of deals in its Northwest Plaza Shopping Center in Senatobia in recent weeks.

Dr. Ulric Duncan of Delta Gastroenterology PC has leased 1,200 square feet of space at 113 Northwest Drive for two years.

25. C-III Capital Acquires NAI Global -

The parent company of Memphis-based NAI Saig Co. has been acquired by an Irving, Texas-based real estate investment and special loan servicing firm for an undisclosed amount.

26. Drexel Buys Presidents Is. Warehouse -

A longtime Memphis-based agricultural chemical provider has snatched up a warehouse on Presidents Island, where it already has a strong presence.

Drexel Chemical Co. purchased the 137,526-square-foot former manufacturing and distribution facility on 12 acres at 2070 and 2071 Channel Ave. on Presidents Island from HPD Properties LLC for $810,000, or $5.89 per square foot.

27. CRE Activity Stays Strong During 2011 -

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

28. Duncan-Williams Extends Forum Lease -

Investment banking firm Duncan-Williams Inc. has inked a deal that extends the company’s lease in East Memphis’ Forum office park for 12 years.

29. National College Files $5.2M Permit For Thousand Oaks Spot -

Plans are under way for a private college’s third brick-and-mortar location in Memphis.

National College/Corolla Management has filed a $5.2 million building permit with the city-county Department of Construction Code Enforcement for construction of a two-story college building for business medical and computer training at 2576 Thousand Oaks Cove, according to The Daily News Online, www.memphisdailynews.com.

32. cs2 Finalizes Acquisition Of Thompson -

Two Memphis advertising agencies are combining forces to become one of the largest full-service firms in the Mid-South.

Cs2 advertising has acquired Thompson & Co. and its subsidiaries – Thompson Advertising, Thompson | Berry Public Relations, BottleRocket | Sponsorship Consulting and Due North Group | Barter Marketing in Memphis, and White | Thompson in Nashville in partnership with Evette White.

33. Three States Supply Inks Lease in SE Submarket -

A heating and air-conditioning firm is consolidating offices within the Southeast industrial submarket – where it currently has one office.

Three States Supply Co. LLC has inked a 47,000-square-foot lease at 4290 Delp St.

34. LensRentals.com Moves Into Trinity Ridge -

A local camera- and lens-rental company is expanding into a significant amount of space in the already tight Northeast submarket.

LensRentals.com has signed a 16,800-square-foot lease in Cordova’s Trinity Ridge Business Center, 7730 A Trinity Road, suite 110.

35. Trinity Place Sells For Third Time In Five Years -

A Cordova retail center is under new ownership for the third time in five years. Atlanta-based Altus Real Estate Advisors LLC has purchased Trinity Place, 7990 Trinity Road, for $2.8 million.

36. Hacks Cross Center Sells For $1 Million -

A shopping center in the Southeast submarket has traded hands. AAK Ventures LLC acquired the 10,500-square-foot Players Crossing Retail Center, 3285 Hacks Cross Road, from BancorpSouth for $1 million.

37. Cordova’s Parkway Place Hits 100 Pct -

Two recent leases at Parkway Place Office have brought the center to 100 percent occupancy. Guardian Community Living LLC signed a 10,500-square-foot lease in the 70,000-square-foot office annex that is situated in Cordova.

38. Ambulance Co. Signs New Lease, Ups Space -

A Nashville-based health care company is expanding its Memphis presence. First Call Ambulance Services LLC has signed a three-year, 13,500-square-foot lease at 5155 Wilfong Road, more than doubling its existing space on Federal Avenue.

39. Memphis Pride Signs Lease At Trinity Ridge -

An up-and-coming Mid-South cheer and tumbling company has signed a new lease to expand its business, a move that will benefit the facility’s students and parents alike.

Memphis Pride is relocating from a 5,000-square-foot space in Cordova Industrial Park to 16,080-square-foot lease at 7740 B Trinity Road, suite 126.

40. Black Equip. Supply Grows Memphis Presence -

Black Equipment Supply is relocating its Memphis presence to a space that nearly doubles the size of the firm’s former location.

The company will vacate its 14,000-square-foot space off Cherry Road and has signed a 25,372-square-foot lease at Shelby Air Park, 4570 Shelby Air Drive, suite 8.

41. Myers Tire Finds ‘Ideal’ Spot in Miss. -

Airways Distribution Center at 8474 Marketplace Drive in Southaven is nearly at capacity with a new lease.

42. WPG Americas Signs Lease in Southaven -

A San Jose, Calif.-based worldwide electronics distributor is entering the Memphis area with full force.

WPG Americas Inc. has signed a 54,000-square-foot lease at Airways Distribution Center, 481 Industrial Drive, in Southaven. The project – a relocation of the WPG America’s New York facility – represents a $1.5 million investment by the company and will create 60 jobs over the next three years.

43. Popular Burger Chain Moves Into Memphis -

After years of Five Guys Burgers and Fries having a presence in the Nashville and Knoxville areas, the chain is setting up shop in one of Memphis’ most densely populated areas.

Jubilee Restaurant Group LLC, owner of the franchise, signed a 2,882-square-foot lease in Primacy Place, 1615 Ridgeway Road.

44. Business Park Slated for Auction Block -

In the past five years, real estate foreclosures have run the gamut from hospitality to retail to multifamily to high-end residential to industrial.

As the commercial market in particular continues to be plagued with record-high vacancies and downward pressure on rental rates, investors are feeling the brunt of the crisis.

45. Family Dollar Signs 2 Leases for Stores -

Family Dollar has signed a 12,000-square-foot lease at 2754 Lamar Ave. Shawn Massey, partner with The Shopping Center Group LLC, represented the tenant. Harold Blockman with Keller Williams Realty Inc. represented the landlord, Chong K and Dul S. Pae.

46. Yogurt Craze Continues with TCBY Store -

A TCBY franchise has signed a 1,225-square-foot lease in University Center, 3445 Poplar Ave., at the southwest corner of Poplar and Highland Street.

47. EMHC Moving to Appling Farms, Doubling in Size -

Emergency Mobile Health Care is more than doubling the size of its Memphis corporate headquarters.

EMHC has signed a 14,200-square-foot lease at 6972 Appling Farms Parkway. EMHC currently occupies 6,900 square feet at 5071 Wilfong Road, and also has an office in Jackson, Tenn.

48. Skyline Grows Local Footprint on Vantech Dr. -

Skyline Exhibits MidSouth is expanding its presence at East Pointe Business Center.

The St. Paul, Minn.-based tradeshow exhibits company renewed its 9,958-square-foot lease at 3895 Vantech Drive, Suite 9, and expanded into an additional 3,524 square feet. The additional space will enable Skyline to assemble and store exhibits for clients.

49. Menlo Bolsters Local Presence With New Lease -

Menlo Worldwide Logistics LLC is expanding its Memphis-area operations with a new 181,000-square-foot lease in ProLogis Park DeSoto in Olive Branch.

50. Better Prospects -

Real estate investor John Bogdasarian might be from Ann Arbor, Mich., but it didn’t take him long to discover that the intersection of American Way and South Perkins Road was once infamous for its proximity to the old Mall of Memphis.

52. Arlington Center Sells for $1.8 Million -

Southeast Investments LLC of Slidell, La., has bought a 23,952-square-foot retail center at 6050 Air Line Road in Arlington for $1.8 million in a deed in lieu of foreclosure. The sellers were Pleasant Place LLC, Waymon H. Welch, Danya Welch, Dawn Welch, Jon E. McCreery and Phillip Chamberlain. The sale closed Sept. 2.

53. Techno Steel BuildingSells for $1.6 Million -      Industrial Tank Builders LLC has bought the former Techno Steel facility on Riverside Drive for $1.6 million. Edward Saig and Mahir Adweh sold the property to the limited liability company last week.

54. 'If You Build It' -

In the 1989 movie "Field of Dreams," a mysterious voice tells Kevin Costner's character, Ray Kinsella, "If you build it, they will come," referring to the construction of a baseball field in the middle of Iowa farmland. A Chicago-based development company is taking that approach, except with a large-scale warehouse project at the northwest edge of West Memphis, Ark., touching the border of Marion.
