20. Cheddar’s Casual Café Comes to Memphis -

Cheddar’s Casual Café has recently filed for a $1.4 million building permit for about 8,600 square feet at 7684 Winchester Road in Michael Lightman Realty Co.’s Centennial Commons development.

21. Aces Increases Presence With Two Leases -

Aces A/C Supply North has recently signed two leases in the region – one in Memphis and one in Jackson, Tenn.

Carrollton, Texas-based Aces, a representative of American Standard Heating and Air Conditioning, is a wholesaler of air conditioning and equipment and parts.

22. Lightman Files Loan To Build Toys ‘R’ Us -

Michael A. Lightman Sr. has filed a $6 million construction loan through SunTrust Bank to build a 47,000-square-foot Toys ‘R’ Us on the west side of the Centennial Commons retail development at Tenn. 385 and Winchester Road.

23. Southwind Apartment Complex Foreclosed -

The 306-unit Preserve at Southwind Apartments near Hacks Cross Road and Tenn. 385 in Southeast Shelby County has been foreclosed and will be sold on the Shelby County Courthouse steps, according to a notice on Page 37 of today’s print edition of The Daily News and also at The Daily News Online, www.memphisdailynews.com.

34. JCPenney Prepares to Open Centennial Commons Store -

J.C. Penney Co. Inc. is preparing to open a new store at Centennial Commons at 7700 Polo Grounds Blvd.

The official grand opening for the new JCPenney will take place Oct. 3, beginning with a ribbon-cutting ceremony at the store’s main entrance at 8:45 a.m.

Details: Michael Lightman Realty Co. has filed two more permits for construction on the 250,000-square-foot Centennial Commons shopping center on Polo Grounds Boulevard., north of Winchester Road, east of Tenn. 385 and south of Callis Cutoff Road. Lightman will build stores for Jo-Ann Fabric and Craft Stores and Dollar Tree Stores Inc., with construction beginning in the next two weeks and finishing later in the year, said Michael Lightman Jr. Those two retailers will join JCPenney and Dick’s Sporting Goods; construction already has begun on those stores.
Lightman said the shopping center has room for more tenants, but he will wait for users and build stores to suit. He is targeting additional retail shops for the remaining space, looking for holes in the busy 385/Winchester/Hacks Cross area. “We’re trying to meet all needs,” he said. “It’s going to be very nice.”
Lightman said Centennial Commons’ first openings should occur in October. “JCPenney will be open sooner, but they’re a little bit ahead of everybody else,” Lightman said. Centennial Commons is part of the 300-acre Centennial Park project, which Michael Lightman Realty Co. has been developing for a decade. Centennial Park includes retail stores, medical offices, restaurants, a hotel and apartments.

Though Shelby County's commercial real estate performed well through most of 2007, sales declined more than 8 percent in the fourth quarter, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.
