4. Ballet Memphis Closes On French Quarter Inn -

Ballet Memphis has closed on its purchase of the French Quarter Inn in Overton Square for $4.2 million.

The seller, NCE Realty and Capital Group LLC of California, had owned the 34,0000-square-foot hotel at the northeast corner of Madison Avenue and Cooper Street since December 2013, when it purchased the property for $1.9 million.

Loeb Properties has purchased the three commercial real estate parcels that compose the Shops of Chickasaw Gardens along Poplar Avenue for $3 million.

A Perimeter Point industrial building has been sold for $775,000.

Missouri-based Martabra Real Estate LLC acquired the flex warehouse building at 5055 Covington Way, just off Covington Pike south of Elmore Road, from CP Perimeter Point LLC, an affiliate of California-based Coastal Partners LLC.

9. New Hotel Planned for Downtown Memphis -

Two Ohio-based development firms plan to build a new hotel on a vacant site in Downtown Memphis.

The Orlean Co. of Beachwood, Ohio, and Ceres Development LLC of Westlake, Ohio, plan on building a Cambria Suites on a 3.3-acre lot on the south side of Union across from Fourth Street, just west of Danny Thomas Boulevard.

10. Memphis Symphony Eyes Move to Midtown -

Memphis Symphony Orchestra president and CEO Roland Valliere is not shy when it comes to talking about the future of the organization.

After all, it wasn't that long ago that the symphony made the painful acknowledgement that its finances were in dire straits, that it needed support from patrons and the public more than ever and that its future was far from guaranteed.

11. Ballet Memphis Turns to Overton Square -

Scratch those plans for a new Hotel Overton where the French Quarter Inn now sits in Overton Square.

Ballet Memphis has a sales contract on the property at the northeast corner of Madison Avenue and Cooper Street and plans to build a new two-story structure fronting on Madison with parking in the rear and on the eastern end.

12. Del-Nat Sells Warehouse, Newby’s Makes A Comeback -

Del-Nat Tire Co. has unloaded a 500,000-square-foot warehouse in Southwest Memphis.

Sunhill Holdings LLC acquired the warehouse at 2365 Texas Drive for $6 million from Del-Nat Realty.

13. Buster's Boom: Popular Liquor and Wine Store Expanding -

Buster’s Liquors & Wines is expanding its footprint. The popular wine and liquor store near the University of Memphis is taking over the space occupied by La Hacienda Mexican Restaurant in the University Center retail development at Poplar Avenue and Highland Street.

14. Southbrook Tests Wharton Administration Shake-Up -

It didn’t take very long for the city of Memphis’ new chief administrative officer to make a tough call.

And when Jack Sammons came down on the side of pulling back city funding for Southbrook Mall, political allies and foes of Mayor A C Wharton Jr. watched to see if he would go along with the decision.

15. THE PRESENT: Overton Square Development Going Strong -

As Overton Square prepares to blow out 45 candles as part of a milestone anniversary celebration May 23, development activity at the Midtown landmark is still going strong.

Bob Loeb, president of square developer Loeb Properties, says “another performing arts existing provider in town” wants to relocate to the square, something addressed as part of a local Urban Land Institute technical advisory panel convened earlier this month to look at that prospect, among other issues.

They chose Babalu, the site where the entertainment district began in 1970 with the opening of the former TGI Friday’s, just months after Memphis voters approved “liquor by the drink.”

Germantown is getting an upscale styling salon and grooming service made just for men.

Owners Dara Vongphrachanh and Donald R. Johnson II are opening Baron’s Man Cave in 2,250 square feet in suite 102 at the Poplar Collection, located at 9289 Poplar Ave. in Germantown.

18. Shelby County Commercial Sales Revenue Surges in First Quarter -

The number of commercial sales in Shelby County dipped in the first quarter when compared to last year but the average sale amount and total sales revenue surged ahead of 2014 levels, according to real estate information company Chandler Reports.

19. New Lease Pushes Atrium I Building Near 100 Percent -

A Memphis law firm has inked a new lease at a prominent East Memphis building, pushing the office property toward total occupancy.

The Miles Mason Family Law Group PLC has inked a lease for 2,700 square feet in the Atrium I building at 6800 Poplar Ave.

20. Rental Company Buys 7 Homes Near U of M -

A Germantown-based rental-home company has purchased seven houses near the University of Memphis for $617,000.

Blue & White Properties bought the homes at 572, 582 and 588 Watson St., 590 Loeb St., 737 Shotwell St., 705 S. Graham St. and 3739 Spottswood Ave. from Collegiate Properties LLC, according to a March 31 warranty deed.

21. Loeb Sees Activity at Executive Square -

Loeb Properties has picked up a new lease and a lease renewal inside the Executive Square development in East Memphis.

BoCo Health Services signed a new lease for 1,007 square feet in Suite 103 at 5575 Poplar Ave. In addition, Sunshine Corp. renewed its 1,075-square foot lease in Suite 420.

24. Midtown Mudbugs -

In the 20th year of a Midtown tradition, Overton Square is stronger than ever.

Bayou Bar & Grill is still the reigning host of the Overton Square Crawfish Festival, but for the first time local businesses are invited to participate by setting booths outside of their establishments and selling their unique fare during the event, to be held Saturday, April 11, from noon to 6 p.m.

26. Another Broken Egg Café Opening March 30 -

A Southern-inspired restaurant serving breakfast, lunch and a weekend brunch is finally opening in East Memphis at the end of this month.

Gouras Restaurant Group is holding the grand opening for Another Broken Egg Café March 30. The 3,000-square-foot restaurant is opening at Loeb Properties’ Park Place Centre, 6063 Park Ave., and will be open from 7 a.m. to 2 p.m. seven days a week. It will seat 88 indoors, with an additional 48 seats on the outdoor patio.

27. Coliseum Group Weighs Previtalization -

The group that wants to see the city renovate and reopen the Mid-South Coliseum is exploring something similar to the “previtalization” events of last year at the Tennessee Brewery.

“We’re not the only ones who want to do a previtalizing event in the Coliseum,” said Marvin Stockwell, of the Coliseum Coalition, on the WKNO TV program Behind The Headlines. “If an investor comes forward, great. If it doesn’t, we’ve given it a proper send off. You want to at least give citizens a chance to be in that space.”

28. Wave of New Retail Construction Boosts Contractors -

Retail development in the Memphis area is booming in what construction and retail officials describe as the most active period for retail construction since the recession, with everything from a massive outlet mall in Southaven to grocery stores and smaller, traditional retail centers going up.

29. Real Estate Pros Upbeat -

After finally latching on to the broader national economic recovery in 2013, the Memphis-area commercial real estate market shook of the last vestiges of the Great Recession and roared back to life in 2014 with the office, retail, industrial and apartment sectors all producing solid gains.

30. Flexing Its Muscles, LA Fitness Eyes Third Store -

LA Fitness is eyeing a property in the heart of East Memphis for its third Memphis-area location.

The California-based fitness center chain is considering opening its third store in the Memphis market at 1285 Ridgeway Road, according to sources.

31. Sprouts Opening Lakeland Store May 13 -

Sprouts Farmers Market, a fast-growing specialty grocery chain, has set an opening date for its first Memphis-area store.

Phoenix-based Sprouts, which replicate the look and feel of an indoor farmers market and specialize in fresh, organic and healthy food, will open a 28,000-square-foot store in a former Kroger at 9050 U.S. 64 in Lakeland on May 13.

In addition to its recent purchase of the former Newby’s bar and restaurant space, an affiliate of Memphis-based Loeb Properties has acquired another key Highland Strip property for $500,000.

47. Loeb Pays $450,000 for Newby’s Property -

Memphis-based Loeb Properties paid $450,000 to acquire the Newby’s property on the Highland Strip near the University of Memphis.

Highland University District LLC, an affiliate of Memphis-based Loeb Properties, acquired 535 and 539 S. Highland St. from Paragon Bank, according to a Dec. 29 deed of trust.

48. Loeb Buys Former Peddler Bike Shop -

In addition to its recent purchase of the former Newby’s bar and restaurant space, an affiliate of Memphis-based Loeb Properties has acquired another key Highland Strip property for $500,000.

50. Loeb Acquires Newby’s Restaurant Space -

Memphis-based Loeb Properties has acquired one of the most venerable locations on the Highland strip.

Loeb purchased the long-time home of club and restaurant Newby’s at 535 and 539 Highland St. from Paragon Bank. A purchase price was not disclosed Friday, Jan. 2.

51. Square Moves -

This year saw the continuation of Overton Square’s comeback, with another flurry of openings and moves to the square as the site of crowds and the sound of music continues to increasingly fill the restaurant and entertainment district.

52. Big League Movers is on the Move -

Big League Movers is on the move and yes, they’ll be doing the moving themselves.

The Memphis-based company, which can handle virtually every type of moving need from residential moves to corporate relocations, is moving its office headquarters to a 4,000-square-foot space at the Minglewood Hall complex at 1559 Madison Ave. to accommodate more growth.

53. Conn’s Inc. to Open Second Store in Memphis -

Specialty retailer Conn’s Inc. will open a second store in Memphis, the second of possibly three stores the Texas-based home appliances and furnishings chain plans to open in Tennessee.

54. Deck the Halls -

It was early Tuesday, a little more than 48 hours before Overton Square was set to throw a major holiday celebration complete with a tree-lighting ceremony, school choirs and dozens of participating tenants.

55. ’Tis the Season -

After the recession struck, desperate retailers competing for a shrinking amount of shopping dollars and market share began tinkering with time-tested holiday marketing strategies.

Good prices, great values, unique offerings and convenience no longer were enough to boost retail sales.

56. FedEx Supply Chain Expansion Wins Tax Freeze -

FedEx Supply Chain Services appears poised to move ahead with an expansion in Memphis.

The third-party logistics arm of FedEx, recently won a five-year tax freeze for a $6.8 million expansion to its 454,713-square-foot warehouse at 5050 E. Holmes Road.

57. Loeb Buys Office Complex in Heart of East Memphis -

Loeb Properties has acquired an office complex in the heart of East Memphis, the company’s first major acquisition since it bought Overton Square in July 2012.

Memphis-based Loeb Properties purchased Executive Square, a 40-suite professional office complex at Poplar Avenue and Yates Road in East Memphis, from F. William Hackmeyer for $3.85 million.

58. Overton Square Highlights Commercial Real Estate Positives -

The old owners of Overton Square had a plan to remove existing local tenants and retailers and replace them with national retailers.

They succeeded in emptying Overton Square of tenants, but couldn’t attract new national retailers, leaving what was left to twist in the wind.

Overton Square is back in ways few of us could have foreseen just three years ago.

And that’s the point – ways few of us could have foreseen.

The direct cause is millions of dollars invested by Loeb Properties, a Memphis company that knows what was, what could be and the necessary difference between the two.

66. Mixed-Use Project Looms for Former Lakeland Mall -

Get used to the name Lake District. You’ll probably be hearing more about it in the near future. Lake District is the new name for the revamped project being planned at the old Lakeland Factory Outlet Mall site.

67. Willow Lake Sales Positive News For The Market -

The sale this week of five properties inside Willow Lake Business Park and Corporate Park for $4.2 million was welcome news for several reasons.

For one, true owners tend to take much better care of properties and market them more aggressively than special servicers like Bethesda, Md.-based CWCapital Asset Management.

68. Experts to Provide Commercial Real Estate Outlook at Seminar -

Yes, Overton Square is booming, but that may not have been the case without Memphis-based Loeb Properties Inc.

69. Developer Focuses on Midtown Corner -

Developer Charles S. Ryan is looking to expand his Midtown real estate holdings. For several years Ryan has held discussions with property owners around the intersection of Cooper Street and Central Avenue.

70. TGI Fridays Franchisee Buys 3 Local Restaurants -

A New Orleans-based restaurant group has acquired three local TGI Fridays restaurants.

Southeast Restaurant Group bought the restaurants at 8325 U.S. 64, 7733 Winchester Road and 176 Goodman Road in Southaven, part of a broader 20-restaurant deal.

71. Cummins Eyes Memphis Site for Expansion -

Cummins Inc. is eyeing a Memphis property for a planned expansion of the company’s distribution operations, a move that would be welcome news for Memphis officials.

72. Ride the Roo -

As the Cooper-Young Historic District continued to grow and prosper and Overton Square began its rise from the urban ashes, Ham Smythe IV kept hearing the questions.

Friends and acquaintances wanted to know if Smythe, whose family for decades has transported Memphians via their Yellow and Checker Cab services and Premier Transportation Co., could provide a private shuttle service linking the two popular arts, entertainment and retail destinations.

73. Pain Treatment Center to Open Second Locale -

Comprehensive Pain Specialists, a national player in the field of medical pain treatment centers from Nashville, has signed a lease for 4,713 square feet in Healthcare Realty Trust’s building at 8000 Wolf River Blvd.

74. Tamp & Tap to Open in East Memphis -

One of the newest office buildings in East Memphis has landed a popular local coffee shop and restaurant.

Tamp & Tap responded to repeated overtures from Highwoods Properties Inc. and has leased 2,785 square feet of space on the first floor of the Triad Centre III building on Poplar Avenue in East Memphis.

75. Dohmen Life Science Adds Space in SE Memphis -

Dohmen Life Science Services is expanding its footprint in Southeast Memphis.

The operator of the pharmaceutical logistics company DDN recently inked lease renewals and an expansion that pushed its occupancy to 628,000 square feet.

Everything about the redevelopment of Overton Square followed a script.

But weather, or bad weather for that matter, can wreak havoc on the best-laid plans.

After acquiring Overton Square and spearheading construction and leasing, landlord Loeb Properties wanted to activate the revived entertainment district with programming that would draw people to the revitalized district.

79. Poplar Plaza to Undergo Renovation -

The venerable Poplar Plaza shopping center at Poplar Avenue and Highland Street near the University of Memphis is slated to undergo a second facelift.

Finard Properties LLC is expected to soon launch extensive exterior improvements to the massive retail center at Poplar and Highland, starting with a fresh coat of paint.

80. Gestalt Schools Signs Lease in Hickory Hill -

A charter school operator has inked a lease for space on Winchester Road in Hickory Hill.

Gestalt Community Schools has leased 57,000 square feet of space at 5360 Winchester Road inside the Mendenhall Square shopping center.

81. Renovation, Expansion Underway at Saddle Creek -

The Shops at Saddle Creek has picked up a new tenant as the lifestyle center undergoes a renovation.

St. Louis-based Marmi Shoes offers a wide variety of women’s shoe styles and sizes with a European influence. If you’ve made your way to the Cooper-Young Historic District lately, you might have noticed the new banners hanging from street poles throughout the neighborhood.

The 26 banners, which line Memphis Light, Gas and Water Division poles down Central Avenue, Cooper Street and Young Avenue, feature images of some of the neighborhood’s biggest assets: the business owners and customers who have helped turn Cooper-Young into such an urban success story.

The retailer will open a Conn’s HomePlus in May in 42,296 square feet at the Cross Creek Shopping Center at Riverdale and Tenn. 385 that Babies “R” Us vacated.

Work on a pair of pedestrian crosswalks across Cooper Street at Monroe Avenue in the next two months could be the beginning of remedying traffic problems in Overton Square.

The crosswalks are the first crucial part in the plan that so far includes permits for residential parking on Monroe and some reserved parking in the Overton Square garage specifically for businesses in the area.

The Lakecrest II office building in East Memphis has changed hands again.

Southland Primacy LLC acquired the 129,104-square-foot office building at 6055 Primacy Parkway from Jefferson-Pilot Investments Inc. Feb. 28 for $4.6 million.

The Loeb Properties affiliate that owns Park Place Centre at Park Avenue and Ridgeway Road has filed a $2 million loan on the property.

Park Place Memphis LLC filed the deed of trust and security agreement and fixture filing statement (second priority) Feb. 13 through Thrivent Financial for Lutherans. Loeb vice president Earl Williams signed the trust deed on behalf of the borrower.

KBM Group, which is part of Wunderman/WPP, one of the world’s largest marketers, is expanding at Clark Tower less than a year after moving into the East Memphis office building, 5100 Poplar Ave.

100. Midtown Medical Office Building Sells for $2.6 Million -

A partnership of two Utah-based companies has acquired a medical office building on Union Avenue near Overton Square.

Trivalis LLC and Novalis LLC, both based in Utah, acquired the medical office building built in 1967 at 2076 Union Ave., next door to the IHOP restaurant, for $2.6 million. The property, at the corner of Union Avenue and Florence Street, was appraised at $1.3 million in 2013, according to the Shelby County Assessor of Property’s office. The sellers, Missouri-based Roundabout Real Estate LLC and Visual Projects LLC, acquired the property in 2008 for $2 million.
