LEDIC, a Memphis-based manager, owner and developer of multifamily properties around the country, is building a new $10.2 million state-of-the-art headquarters facility in Memphis.

The company will create 300 new Tennessee jobs in the process, LEDIC announced Wednesday, Nov. 11. About 100 of the new jobs will be based at the new national headquarters at 555 S. Perkins Rd. The remaining 200, which include management, construction, maintenance and leasing positions, will be distributed throughout the state.

23. Safeways Crime Program Goes for Long Haul -

When Pierce Ledbetter, the CEO of LEDIC Management, signed up his company’s Autumn Ridge apartment complex for the federally funded Safeways anti-crime initiative in 2009, he was nervous.

And his apprehension was soon borne out as residents in the crime-ridden apartment complex reacted to the new regime of police cameras and stricter regulations on trespassers and unannounced visitors.

A longtime Memphis-based agricultural chemical provider has snatched up a warehouse on Presidents Island, where it already has a strong presence.

Drexel Chemical Co. purchased the 137,526-square-foot former manufacturing and distribution facility on 12 acres at 2070 and 2071 Channel Ave. on Presidents Island from HPD Properties LLC for $810,000, or $5.89 per square foot.

28. Trane Signs Lease on Tradeport Drive -

Trane U.S. Inc. has finalized its 625,000-square-foot industrial lease in Southeast Memphis after the deal process initially began in January 2011.

29. Crain Contractors Buys Warehouse for $1M -

A Memphis-based multifamily renovation and maintenance firm is expanding its presence in the northeast industrial submarket.

Crain Contractors LLC, doing business as Contractors Inc., has purchased the 21,000-square-foot office flex warehouse at 6707 Fletcher Creek Cove in Kirby Whitten Industrial Park for $1 million.

30. Multifamily Comeback -

With signs of resurgence in the commercial real estate industry, the multifamily sector looks to bounce back at an impressive clip.

So far this year, Memphis has seen a handful of big-ticket multifamily sales, including Preserve at Forest Creek ($45.5 million), Lynnfield Place ($22.4 million), Legends at Wolfchase ($27.8 million) and Orchards at Collierville ($15.7 million).

31. French Village Apartment Complex Sells for $2.8M -

Arlington-based Grahamwood Place Apartment Community LLC has bought the 244-unit French Village Apartments at 4055 Summer Ave. from French Village Apartments LP for $2.8 million.

32. LEDIC Secures Contracts for 32 Texas Sites -

LEDIC Management Group, an affiliate of Hunt Cos. Inc., has secured 32 new multifamily management contracts in Texas and new regional offices in El Paso, Houston and Dallas. The strategic expansion brings LEDIC’s total multifamily units under management in Texas to 4,017.

Optimism is in the eye of the beholder in the commercial real estate industry. In a city plagued with high vacancies and scarce speculative development, investors have Memphis on its radar – and Memphis should too.

Business news headlines tend to be dominated by Fortune 500 companies or the masses of mom-and-pop shops on Main Street, but Ken Edmundson found his business niche by offering tools for those in the middle.

Like many projects companies launched before the recession hit, the plan for rejuvenating the 432-unit Bella Vista Apartment Homes in Hickory Hill began with such promise.

In March 2007, a newly formed company, Maple Creek Advisors LLC of Dallas, made its first multifamily acquisition with plans to invest $4 million of renovations in the property.

40. Apartments Could Fill Former Mongo Nightclub Space -

Downtown officials soon might be able to scratch a cluster of properties on Cotton Row off the area’s list of Big Empties.

Joe Sinkovich wants to turn the three buildings at 56, 60 and 62 Front St. that once housed the Prince Mongo’s Planet nightclub into space for 23 apartments and 12,000 square feet of street-level commercial space. That commercial usage would include a roughly 5,000-square-foot pizza restaurant on the ground floor of 60 South Front that seats about 150 people, according to plans Sinkovich has filed with the Center City Development Corp.

The Memphis Area Association of Realtors Commercial Council announced Friday that Wyatt Aiken of Commercial Advisors will serve as 2010 president and Ron Riley of In-Rel Management will serve as 2010 president-elect.

42. UTHSC Professor Dagogo-Jack Appointed A.C. Mullins Chair -

Samuel Dagogo-Jack has been appointed to the A.C. Mullins chair in Translational Research, an endowed professorship, at the University of Tennessee Health Sciences Center. Dagogo-Jack has also been named chief of the Division of Endocrinology for the Department of Medicine in the College of Medicine.

43. Tougher Stance Toward Trespassers Makes Dent in Crime -

The Ridgeway Station of the Memphis Police Department recently was considered the most violent and crime-plagued precinct in Memphis. And as the police department began to look at crime by statistical standards, the area also stood out for the number of apartment complexes it had.

Memphis' multifamily industry enjoyed one of the most dynamic years in recent memory, as 2007 saw increased occupancy, rental rates and even construction, according to the fourth quarter and 2007 "Memphis Multi-Housing Marketview" report by the local office of CB Richard Ellis (CBRE).

47. California-Based Investor Bullish On Memphis Multifamily -

It didn't take long for California-based Better Buildings & Apartments LLC to make its second investment in Memphis' multifamily market.

Fewer than three months after the company's first acquisition, The Birches Townhouses in Whitehaven, Better Buildings & Apartments (BBA) president Bill Sparano bought another apartment complex here, beefing up his local portfolio and further entrenching himself in the city he and his company plan to call home as early as the spring.

With hopes of bringing the 10-year-old Drug Dealer Eviction Program back into the spotlight, Shelby County District Attorney General Bill Gibbons last week reminded apartment owners and managers about the program's existence.

Miami-based Alterra Capital Group - whose principals are Matt Papunen, Adam Singer and Matthew Wanderer - recently bought a fourth apartment complex in Memphis, beefing up its local portfolio to $41 million.

One of Memphis' most promising redevelopment areas is getting a much-needed multifamily addition.

Construction crews will break ground this month on the Lamar Crossing Apartments, a 120-unit complex being built across from the similarly named Lamar Crossing retail center on Lamar Avenue/U.S. 78, just north of Interstate 240.
