5. US Factory Orders Rise 1.1 Percent in June -

WASHINGTON (AP) – Orders to U.S. factories increased in June, led by demand for aircraft, industrial machinery and computers and electronics.

Orders rose a seasonally adjusted 1.1 percent compared to the previous month, the Commerce Department reported Tuesday. Factory orders had fallen 0.6 percent in May after three straight months of gains.

6. Dohmen Life Science Adds Space in SE Memphis -

Dohmen Life Science Services is expanding its footprint in Southeast Memphis.

The operator of the pharmaceutical logistics company DDN recently inked lease renewals and an expansion that pushed its occupancy to 628,000 square feet.

7. Pathmark Inks Lease at I-Bank Tower -

A longtime third-party logistics company is on the move.

Pathmark Transportation Co., which was started in 1984 as a subsidiary of petroleum marketing company Pathmark International before becoming a national logistics provider, has signed a new lease for 3,800 square feet at the i-bank Tower on Poplar Avenue in East Memphis.

8. Cushman & Wakefield Adds Yates to Capital Markets Team -

Alex Yates has joined the Cushman & Wakefield/Commercial Advisors Capital Markets team as vice president, assisting and executing investment sales, debt/equity placement and development advisory projects. Yates’ efforts will be heavily concentrated in multifamily and retail, but he will focus on other product types as well.

When Gov. Bill Haslam joined local economic development and civic officials at FedExForum in January to announce that Conduit Global would open a call center in Shelby County that would employ 1,000 people over the next three to five years, it provided a much-needed boost to the local office real estate sector.

The Hollingsworth Cos., which operates a prominent industrial development company with holdings across the South, has acquired an industrial building in Senatobia, Miss.

Clinton, Tenn.-based Hollingsworth recently acquired the 198,450-square-foot building at 795 Shands Bottom Road in Senatobia from BMW.

In February, three executives at the Church Health Center moved into a shared office space.

After working in separate silos in separate buildings, which created its own set of headaches, Chief Administrative Officer Jennie Robbins, Chief Operating Officer Michaela Sturdivant and Chief Strategic Officer Ann Langston moved into a new world – an office that all three would use.

FedEx Corp. is currently looking for 25,000 square feet of office space in the Memphis market, according to several real estate brokers.

A venerable shopping center in East Memphis could be getting a significant makeover, according to a recent retail market report from CB Richard Ellis Memphis.

Eastgate Center LLC, the owner of Eastgate Shopping Center at Park Avenue and White Station Road in East Memphis, could make significant aesthetic improvements to the retail center beginning this year.

Pahlow, an executive vice president with Newmark Grubb Memphis, was named Commercial Broker of the Year Thursday night at the Memphis Area Association of Realtors Commercial Council’s 13th annual Pinnacle Awards gala.

20. Exeter Property Group Acquires Industrial Portfolio -

Exeter Property Group has acquired a 4.4 million-square-foot industrial portfolio – including four properties in Memphis – for $132 million.

Exeter recently acquired the properties located in Memphis, Nashville and Columbus, Ohio, from LNR Property LLC, a special servicer appointed to the portfolio upon its transfer from London-based Strategic Realty Advisors Ltd. in June 2013.

Legacy Wealth Management is starting 2014 with a handful of new faces and a move to a new office soon.

New additions to the ranks at Legacy include Brent Westbrook, who’s joined the firm as managing director of business development and client service. He came to Legacy from Argent Financial Group and will be working to introduce Legacy’s services to individuals, families and business-sponsored retirement plans.

27. Office Occupancy Ends 2013 on High Note -

An unusually strong fourth quarter helped push the overall Memphis office market occupancy rate into positive territory for 2013, according to year-end commercial real estate market reports.

The Memphis market recorded absorption of 225,338 square feet in the fourth quarter – the largest positive absorption the market has experienced during any quarter in more than 10 years – to end the year with positive net absorption of 40,558 square feet, according to CB Richard Ellis Memphis.

LeSaint entered the market in July when it leased an initial 57,285 square feet at 3300 Jet Cove inside Memphis International Airport Center. LeSaint is expanding its footprint by 34,015 square feet, a 60 percent increase.

A digital marketing agency is expanding at Clark Tower in East Memphis.

KBM Group, which is part of Wunderman/WPP, one of the world’s largest marketers, is expanding at Clark Tower less than a year after moving into the East Memphis office building, 5100 Poplar Ave.

36. Shankman-Cohn to Lead Interior Design Coalition -

Leslie Shankman-Cohn has been elected the 2014 president of the Tennessee Interior Design Coalition, a statewide coalition committed, through legislative and regulatory endeavors, to enhance and protect the right to practice interior design. Shankman-Cohn is a partner in Jill Hertz Interior Design, a division of Eclectic Interiors. She specializes in custom-designed furniture, space planning, furnishings and finishes specifications, universal design, Aging in Style and sustainable design issues.

37. Midtown Medical Office Building Sells for $2.6 Million -

A partnership of two Utah-based companies has acquired a medical office building on Union Avenue near Overton Square.

Trivalis LLC and Novalis LLC, both based in Utah, acquired the medical office building built in 1967 at 2076 Union Ave., next door to the IHOP restaurant, for $2.6 million. The property, at the corner of Union Avenue and Florence Street, was appraised at $1.3 million in 2013, according to the Shelby County Assessor of Property’s office. The sellers, Missouri-based Roundabout Real Estate LLC and Visual Projects LLC, acquired the property in 2008 for $2 million.

38. Wright Signs Lease for East Memphis Headquarters -

After months of planning, Wright Medical Group Inc. has signed the lease for its new headquarters and is in the process of moving to the wooded office campus at Park Avenue and Cherry Road in East Memphis.

39. Banner Year for East Memphis Office Space -

The Memphis office real estate market began showing signs of life in 2013, with the market for Class A office space in the East Memphis submarket fueling the resurgence.

While the city’s overall office market numbers may not appear very strong, the city’s most desired office submarket – East Memphis around Poplar Avenue and Interstate 240 – began showing strong signs of improvement in the second half of the year.

40. Industrial Uptick Seen in Outer Counties -

The Memphis industrial market saw the return of speculative development in 2013 and an uptick in tenants seeking blocks of 500,000 square feet or more.

After suffering through a prolonged slump in industrial construction activity following the economic collapse and resulting recession, industrial development outside of Shelby County in the Memphis market roared back to life in 2013.

Dr. Michael M. Van Vliet has joined the department of plastic surgery at UT Medical Group, has been named assistant professor at the University of Tennessee Health Science Center and has been appointed director of burn critical care for the Firefighters Regional Burn Center at The Regional Medical Center at Memphis.

Earlier this year, Baker, Donelson, Bearman, Caldwell & Berkowitz PC renewed its lease at the First Tennessee Building Downtown.

The city’s largest law firm decided to expand its lease, taking over a quarter of the space at the 415,658-square-foot Madison Avenue office tower.

A small but growing medical-equipment maker has selected the One Commerce Square building Downtown for its corporate headquarters.

Restore Medical Solutions will relocate from its current office space at 62 N. Main St. in January, occupying around 4,250 square feet in One Commerce Square.

45. Leases Push Renaissance Center Near Capacity -

The Renaissance Center office building in East Memphis should be near capacity early next year, following a series of recent lease signings.

Financial Federal signed a lease on Tuesday, Nov. 20, to occupy 27,000 square feet on the first and second floors of the Renaissance Center, 1715 Aaron Brenner Drive. In addition to the new location, the growing financial firm will have signage atop the East Memphis office building along Poplar Avenue east of Interstate 240.

Financial Federal is moving into 27,000 square feet on the first and second floors of the Renaissance Center at 1715 Aaron Brenner Drive.

After suffering through a prolonged slump, the Memphis commercial real estate market this year began to shake off the rust that gathered during the “Great Recession,” and brighter days could be ahead for the prime markets in the apartment, retail, office and industrial sectors, according to local experts.

50. Winchester Law Firm Inks Lease at Triad Centre -

The Winchester Law Firm is moving to a new space within the Triad Centre II office building in East Memphis with a new buildout.

The law firm will occupy 5,523 square feet in the Highwoods Properties office building at 6060 Poplar Ave.

Shark’s Fish and Chicken, an Arkansas-based restaurant chain, signed a lease for 2,330 square feet at 3183 Poplar Ave., taking the former Back Yard Burgers space. David’s Frames & Art renewed its lease for 3,080 square feet at 3151 Poplar Ave. Create A Cig, an electronic cigarette shop, will open soon at 3175 Poplar Ave.

Memphis International Airport Center in Southeast Memphis has recently experienced positive leasing activity.

Lansing Building Products, a major supplier of building products such as siding, windows, gutters, trims, railings, columns and stone, renewed its 24,524-square-foot lease at 3510 Winchester Road.

Germantown Parkway in Cordova has recently seen strong leasing activity. Advanced Prosthetics and Orthotics LLC, which opened in 2004 and provides prosthetic limbs and orthotics to support or supplement weakened or abnormal joints or limbs, inked a lease to occupy the 4,000 square feet of space that once housed a Baptist Memorial Health Care minor medical center. Last year, the center signed a 5,050-square-foot lease at the former Blockbuster space in Trinity Commons, 670 N. Germantown.
